Economic Impact of Arts and Culture in the Quad Cities

Quad Cities Chamber- Americans for the Arts has released the report recently facilitated by the Quad Cities Chamber to measure the economic impact of nonprofit arts and culture organizations and their audiences in the Quad Cities region.

Developer Selected to Demolish & Redevelop Former Hotel Site Downtown

The Downtown Davenport Partnership (DDP) is pleased to announce that a private developer has been selected to pursue the demolition and redevelopment of the former Howard Johnson hotel site at 227 LeClaire Street, a key eastern gateway to downtown Davenport, Iowa.

The $25M proposed development, known as Riverwatch Place, is a six story mixed-use Class A office building that includes first floor commercial/retail use and restaurant space reminiscent of the former Davenport Club with river views on the top floor.   The building is 60,000 square ft. (10K per floor) and will feature outdoor vista points on each floor with a large outdoor dining area.  The initial development team includes Bush Construction, NAI Ruhl Commercial Co., Attorney John M. Carroll and BLDD Architects.  The ownership / development team will be expanded to include additional investors in the project.

“The Riverwatch Place proposal is exactly what we were looking for,” said Kyle Carter, Executive Director, DDP.   “Completing this proposal would not only result in the demolition of an eyesore, but it would also mean a major a new construction project that adds to the Davenport skyline and provides a welcoming entrance to a significant downtown gateway. “

Improving this site has long been a goal of the selected developers.  “The site offers extraordinary river views and is positioned prominently on the main entry-point to downtown Davenport. Our mission is to deliver a ‘trophy’ property worthy of the site.” Said John G. Ruhl, President of NAI Ruhl Commercial Co. “The next phase of the significant investment efforts in the downtown is an offering of true Class ‘A’ office space and restaurant space capitalizing on views of the Mississippi River.”

The development team will enter in to an agreement with DDP and its non-profit partner, Demolition Davenport, to execute the project.  Demolition of the existing building is planned to begin by the end of the year.

“Like any major project, there will be challenges to solve to make this a reality,” noted Carter.  “If this site was easy, it would have been done by now.  This is a big step in the right direction, and we’re excited to be one step closer to the redevelopment of such an important site that offers spectacular river views.”

In the spring of 2014, DDP loaned funds to Demolition Davenport to purchase the site.  Since that time, DDP has assisted with debris removal and asbestos mitigation within the existing building on site.  DDP will continue to be the steward of the property as the project moves toward completion.

Boom arrives late, but still proves spectacular

Dispatch/Argus- A belated Red, White & Boom! still packed riverfront parks Monday with hundreds of people looking for fireworks, music and fun.

Flooding on the Mississippi River earlier this year caused the cancellation of the annual, state-spanning July 4 celebration’s massive fireworks display accompanied by patriotic music. It was rescheduled for Monday and riverfront parks in Rock Island and Davenport were filled with people ready to “ooh” and “ahh” at the fiery, thunderous show.
